The background on this story is that my stepfather passed away back in 2004. He had a piece of land in California that was in his name and only in his name since 1976. My mom and him got married in 1992, so this was well before he knew my mom. When he passed away in 2004, the only thing my mom knew since my stepfather didn't have a will or a trust, hence having no estate, was that these bills for taxes on the land as well as homeowner association property taxes would also show up now. But since my stepfather took care of all the bills, my mom started getting this information as soon as he passed away. So in 2006, my mom wrote on every notice that she got from the state of California that my stepfather was deceased and that there is no estate and no will and trust. So my mom kept doing this until about a month and a half ago, she received a threatening letter from a credit debt collector that was mailed to my stepfather, granted, who had been dead since 2004, but to the address my mom lives at. So it immediately scared her. So she paid the $485 that she saw in the letter that needed to be paid right away, which was just for property owner taxes. The last piece was when the county of Maudoc County in California sent her the $8,500 for back taxes. And that's when my mom freaked out and called me because she spoke to a lawyer in Florida five years ago who said that she would not be liable for any of those back taxes. And for literally five minutes of consultation with no documentation from that conversation, he charged my mom $500. So my mom going on that information felt like there would never be anything that could be acted upon it. However, now since all of this is coming to roost with notices in the mail, my mom wanted to make sure as she's getting her finances squared away, that no way could this fall back on her. So she called me and then that's when I called on ChatGPT, Model Plugin 4, along with the plugins available in GPT-4. I was able to use one of the plugins to find some generic legal advice about the situation and understand that I needed to start talking to the tax collector of Maudoc County since they were the ones who needed the money and were owed the back taxes. After talking to them and getting a little more information, I was able to ask ChatGPT to pretend like it was a probate lawyer as well as a real estate lawyer. And while the information that was given to me was also caveated with the fact that I needed to consult a professional, it was pretty spot on. So then what I did was I used the Zillow plugin to look up the parcel of land that actually belonged to my stepfather. I did comps, comparison real estate around the parcel so that I could provide more context and information to lawyers if I had to speak to them, the actual professionals besides ChatGPT. So that's what I did. Armed with all this information from the Maudoc County tax collector as well as from Zillow as well as all the other public records that were available, which I was able to scrape websites using ChatGPT, I had a very well-structured plan of attack on how to go through methodically to resolve this. And if worst case, my mom had to pay the taxes, how could we potentially work out a plan where this was paid back over 25, 30 years? Or could there be a way to even give up the piece of land, even though it's not deeded in her name, to be able to just pay for those taxes straight up? What I learned was that all these lawyers would want to have a $5 or a $750 retainer to just talk about this. So instead what I did was I used ChatGPT again to find real estate, to find lawyers that actually would help widowers with estate issues. And so I found a couple of those numbers and I was able to contact those lawyers to simply just ask questions and bounce a couple of ideas. And what it turned out to be was exactly what I thought. My mom wasn't going to have to owe any of the back taxes. The Modoc County tax collector revealed that the land was actually going to be already put up for auction to be sold and that the state was outside of their recuperation years in terms of how long these back taxes had been accruing from when my stepfather had passed away. And also even though California is a community property state, it didn't matter because my mom, oh Jesus Christ, it didn't matter because my mom was the one that was not married to my stepdad when all of this happened. So I was able to talk to the private owners association, explain all this and then get a really level headed person who owned all the ability to pay back and refund. And I was able to get everything refunded back to my mom. The $485 that was issued out for collection as well as the $25 she had been paying every year for the last 20 years. So that was a nice little surprise as well. And then on top of that, the $8,500 back tax we knew was going to be wiped away once the auction sold the land. And at the end of the day, my mom is nowhere on the deed of the land. So here's a great example of where ChatGPT, we were able to consult it even though it wasn't professional advice, but at least get it to start giving it more context and data so that when I was able to start talking to professionals, I had a very specific line of questioning and actions that I wanted to go through because lawyers aren't cheap. And then when I found out that every lawyer wouldn't talk to me because of the situation, I used ChatGPT again to find a unique resource for people like my mom and her situation, which basically made the work pro bono.
